What You Need to Know

In the RM of Reynolds, a shop is classified based on its intended use: Residential (accessory to a home), Agricultural (for farming operations), or Commercial (for business services). Regardless of the type, all shops must comply with the property’s zoning regulations to ensure they are safely positioned and appropriately used.

Do I need a Permit?

Yes. Before you begin construction, you must obtain a Building/Development Permit.

Purpose: This permit authorizes the construction or alteration of a building and ensures it meets safety codes and standards.

Who Issues it? The permit is issued by the Municipality. Please note that Manitoba Hydro issues any required electrical permits.

Enforcement: The Building Inspector is the official responsible for ensuring your project follows municipal by-laws and provincial building codes.

Understanding Your Shop Type?

The rules for your project depend on how the shop will be used and which zone your property is in.

  • Residential Shop (Accessory Building): A subordinate building used for personal storage, a workshop, or a private garage. It must be secondary to a “Principal Building” (your house) and cannot be built until the house is established. It cannot be used as a separate dwelling or for a commercial business.

  • Agricultural Shop: A structure used specifically for a “Farm Operation,” such as storing grain, housing livestock, or repairing farm machinery. These are often permitted on a site before a house is built, provided the land is actively used for farming.

  • Commercial Shop: A building used for a business (e.g., contractor’s yard, automotive repair, or manufacturing). These must be located in a zone that specifically allows for that business “Use” and are subject to different setback and parking regulations.

Gather Required Documents

To submit a complete application, you will need to provide:

  • Status of Title: A copy issued within 30 days of your application date.

  • Site Plan: A scaled drawing showing the proposed shop location, all property dimensions, and distances to existing structures and boundaries.

  • Construction Plans: Detailed construction drawings showing the dimensions and structural design of the shop.

Submit Application and Fees

Submit your completed permit application to the RM office along with the required Fees.

  • Permit Fees: Based on the type of structure and total value of construction.

  • Security Deposits: May be required if you are moving an existing building onto the site.

Coordinate External Permitss

While the RM handles land-use and building permits, you must contact Manitoba Hydro separately for all electrical permits and inspections.
